1. What Sub-Finder Is

Sub-Finder ("Sub-Finder," "we," "us," or "our") operates a directory platform that allows subcontractors, general contractors, and developers to create profiles, complete a verification process, search for verified businesses by zip code, and communicate directly with one another. Sub-Finder is not a general contractor, subcontractor, construction company, employment agency, staffing agency, or party to any construction contract, work agreement, or project between users. Sub-Finder does not hire, supervise, direct, pay, or manage any subcontractor, crew member, or employee of any user, and is not a party to any agreement users enter into with one another.

2. What Sub-Finder Verifies — And What It Does Not

Verification does not control access to the platform. Any Subcontractor, General Contractor, or Developer account with an active subscription can use Sub-Finder in full — search, appear in search results, and be contacted — regardless of the outcome of the checks described below. Verification instead determines the badge shown on a business's public profile.

For every account type, Sub-Finder runs three independent business-verification checks, each through a separate third-party vendor: (a) Cobalt Intelligence, a business-registry lookup; (b) OpenSOSData, a Secretary of State records lookup covering a defined set of states; and (c) Didit, an independent registry-only business verification (Didit's check does not include ownership/beneficial-ownership or anti-money-laundering/sanctions screening). Subcontractor and General Contractor accounts with a trade license on file additionally undergo a fourth check, (d) TradesAPI, a direct state or municipal licensing-board lookup confirming license status, where the account's state and trade are supported — this check does not apply to Developer accounts or to businesses without a trade license on file. Not every check applies to every business — for example, OpenSOSData's coverage is limited to specific states, and TradesAPI applies only where a license number is on file and the trade/jurisdiction is supported — and a check that does not apply is not counted against the business. A profile's badge (Uncertified, Certified, Double Certified, or Triple Certified) reflects how many of the checks that did apply returned a positive result, as of the date(s) shown on the profile; the badge naming is capped at "Triple Certified" regardless of whether three or four checks applied and returned positive. Developer accounts also undergo a match check between the email domain and company website domain provided at signup; this domain-match result is shown separately and does not count toward the badge.

Subcontractor and General Contractor accounts additionally submit a business license number and status, a Dun & Bradstreet D-U-N-S number, insurance/Certificate of Insurance information, and a self-reported response regarding bonding capacity (which may be supported by a bond letter) — these are displayed on the profile alongside, but separately from, the three-check verification badge. All three verification checks are re-run, and the badge updated, whenever an account requests a verification refresh (available at any time from the billing page) — not on a fixed schedule.

No account type — Subcontractor, General Contractor, or Developer — undergoes a criminal background check on any individual as part of this verification. Sub-Finder verifies businesses, not people.

Sub-Finder expressly does NOT:

  • Perform a criminal background check on any individual — business owner, principal, employee, crew member, subcontracted laborer, or any other person;
  • Gate access to the platform, search visibility, or the ability to be contacted on the outcome of any verification check — a lower or absent badge does not restrict an account;
  • Verify, monitor, or guarantee the ongoing accuracy of any license, insurance, or bonding status beyond the specific date shown on a user's profile;
  • Guarantee, warrant, or make any representation regarding the quality, safety, timeliness, workmanship, or outcome of any work performed by any user;
  • Guarantee, warrant, or make any representation regarding the future conduct, honesty, solvency, or business practices of any user;
  • Investigate, adjudicate, or resolve disputes between users regarding completed or attempted work, payment, or any other matter;
  • Act as an escrow agent, payment processor, or guarantor of any payment between users.

3. No Guarantee of Continued Accuracy

A verification badge, and the license/insurance/bonding information displayed alongside it, reflect the information available to Sub-Finder as of the date(s) shown on the applicable profile. Sub-Finder monitors trade license and insurance expiration dates provided by subcontractors and will notify the account if either lapses without renewal, but an expiration does not remove the account from search results — access and search visibility depend only on an active subscription, as described in Section 2. Sub-Finder does not otherwise continuously monitor, re-verify, or guarantee that any user's business verification, business license, D-U-N-S registration, or bonding status remains accurate, current, or unchanged after the date shown, except when a user requests a verification refresh as described in Section 2.

4. Relationship Between Users

Any contract, work arrangement, payment agreement, or communication between a subcontractor, general contractor, or developer is solely between those parties. Sub-Finder is not a party to, and assumes no responsibility or liability for, any such arrangement, including but not limited to project quality, timeliness, payment disputes, property damage, personal injury, or any dispute arising from work performed or not performed.

5. Subscription Fees & Billing

Subcontractor and General Contractor accounts are billed $99/month. Developer accounts are billed $299/month, which includes up to three (3) team seats; additional seats are billed at $99/month each. Subscriptions may be canceled at any time and take effect at the end of the then-current billing period. No cancellation fee applies.

6. Fees Are Non-Refundable (Subcontractor & General Contractor)

The $99 monthly fee for Subcontractor and General Contractor accounts is non-refundable, regardless of the outcome of any verification check. As described in Section 2, verification does not gate access to the platform — an account with an active subscription keeps full access and search visibility no matter how many of the three checks return a positive result. The fee covers Sub-Finder's costs of running Cobalt Intelligence, OpenSOSData, and Didit checks on the account's behalf, as well as Sub-Finder's ongoing costs of operating the platform (including hosting, database, and domain infrastructure). Canceling a subscription (see Section 5) does not entitle the account to a refund of any portion of the current billing period. Developer accounts are subject to the same non-refundable policy for their subscription fee.

7. Third-Party Services

Sub-Finder relies on third-party vendors to provide certain verification and payment services, including but not limited to Cobalt Intelligence, OpenSOSData, and Didit (business registration verification), Dun & Bradstreet (D-U-N-S number registration), and Stripe (payment processing). Sub-Finder is not responsible for errors, delays, outages, or inaccuracies originating from these third-party services. If a check cannot be completed — for example because a vendor's coverage does not extend to a given state, or a vendor is unavailable — that check is simply not counted toward the account's verification badge, as described in Section 2; it does not affect the account's access to the platform.

8. Reviews & User Content

Reviews, messages, and other content submitted by users reflect the opinions of the submitting user, not Sub-Finder. Sub-Finder does not verify the accuracy of review content and disclaims responsibility for its content. Users may report a profile for concerns via the "Report a concern" feature; Sub-Finder reviews such reports but does not guarantee any particular investigation outcome or timeline.

9. Disclaimer of Warranties

[ATTORNEY REVIEW NEEDED] The Sub-Finder platform and all information on it are provided "as is" and "as available," without warranty of any kind, express or implied, including without limitation warranties of merchantability, fitness for a particular purpose, and non-infringement. Sub-Finder does not warrant that verification results are accurate, complete, or current, or that any user obtained through the platform will perform work satisfactorily, safely, or lawfully.

10. Limitation of Liability

[ATTORNEY REVIEW NEEDED — cap amount, carve-outs, and enforceability vary by state] To the maximum extent permitted by law, Sub-Finder and its officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising from or related to use of the platform, any work performed by a user found through the platform, or reliance on any verification status displayed. Sub-Finder's total liability for any claim arising from these Terms or use of the platform shall not exceed the total subscription fees paid by the claimant in the twelve (12) months preceding the claim.

11. Indemnification

[ATTORNEY REVIEW NEEDED] Users agree to indemnify and hold harmless Sub-Finder from any claim, damage, or expense (including reasonable attorneys' fees) arising from their use of the platform, their interactions with other users, or any work performed or contracted through connections made on the platform.

12. Account Termination

Sub-Finder may suspend or terminate any account for violation of these Terms, fraudulent or abusive conduct, or nonpayment, with or without notice. Because verification does not gate access (see Section 2), the outcome of a verification check is not, on its own, grounds for suspension or termination.

13. Dispute Resolution

14. Changes to These Terms
