Sub-Finder is operated by Sub-Con Finder LLC, Coral Springs, Florida (“we”). This policy explains what information we collect when you use sub-finder.com, how we use and share it, and the choices you have. Sub-Finder is a business directory for construction businesses; it is not intended for children and we do not knowingly collect information from anyone under 18.
1. Information we collect
- Account and business details you give us: login email and password, company name and legal name, business address, phone number, website, principal names, EIN, D-U-N-S and licence numbers, trades, service ZIP codes, security clearances you state, and how you heard about us.
- Documents you upload, such as licences, certificates of insurance, OSHA cards and letters of bondability, and the details we read from them (for example an expiry date, a surety name or a card level).
- Team information: for developer teams, the names and email addresses of invited members.
- Messages and reviews you send or post through the service.
- Billing information: payments are processed by Stripe. We receive subscription status and limited card details (such as card type, last four digits and a card fingerprint used to apply trial eligibility); we do not store full card numbers.
- Usage information: pages visited, searches (including ZIP code and trade), device and browser details, and approximate location derived from your IP address, collected through our servers and Google Analytics cookies.
- Information from public sources: business names, addresses, licence and registration details from public licence registers, government directories and similar sources, used to build unclaimed directory listings and, where available, to contact those businesses about joining. - Information from verification providers: results of business-registry, licence and other checks described on Trust & Safety.
2. How we use information
- To run the directory, search, profiles, messaging, reviews and team accounts.
- To run verification checks and show their results, and to read details from documents you upload.
- To process subscriptions, trials and billing, and to prevent repeat-trial abuse and fraud.
- To send service emails (account, billing, verification and message notifications) and, for businesses listed from public sources, a limited number of invitations to join, each with an unsubscribe link.
- To measure and improve the site, keep it secure and comply with legal obligations.
3. What is public
Member profiles show business details such as company name, city, state, trades, service area, verification results, document expiry dates on file, reviews and ratings. Contact details and documents themselves are not shown publicly. Unclaimed listings show limited business and source information. Messages are visible to the sender's and recipient's accounts, including members of a developer team.
4. How we share information
We do not sell personal information. We share it only as needed to run the service:
- Service providers that host, store or process data for us: Supabase (database, file storage and server functions), Netlify (website hosting), Stripe (payments), Resend and Google (email delivery), and Google Analytics (site measurement).
- Verification providers: Cobalt Intelligence, OpenSOSData, Didit and TradesAPI receive the business name, state and licence details needed to run a check.
- Document-reading services: uploaded documents are sent to automated AI document-reading services (NVIDIA and Google Gemini APIs) to recognise the document and read details such as dates and names.
- Other users, as described in section 3, and as you choose when you message or review.
- Legal and safety: when required by law, to respond to legal process, or to protect users, the public or Sub-Finder.
- Business transfers: in connection with a merger, acquisition or sale of assets, subject to this policy.
5. Cookies and analytics
We use cookies and browser storage to keep you signed in and remember preferences, and Google Analytics to understand how the site is used. You can block cookies in your browser or use Google's Analytics opt-out add-on; signing in requires essential cookies.
6. Retention
We keep account information while your account exists and as needed for billing, legal and fraud-prevention purposes afterwards. Accounts that never complete checkout are archived after 28 days and deleted after 35 days, with email notice. Unclaimed listings remain until they are claimed, corrected or removed on request.
7. Your choices and rights
- Update most account details from your dashboard.
- Ask us to access, correct or delete your personal information, or to remove or correct a directory listing, by emailing info@sub-finder.com. We may need to confirm your identity or authority, and we may keep information we are required to retain.
- Unsubscribe from invitation emails using the link in each email. Service emails about your account continue while you have one.
- Depending on where you live, state law may give you additional rights. We will honour applicable requests and will not discriminate against you for making one.
8. Security
We use access controls, encryption in transit and database row-level security to protect information. No system is perfectly secure; please use a strong, unique password and tell us promptly about any suspected misuse of your account.
